Turnovers for your vacation rental

Your rental, cleaned and ready between guests.

Between check-out and check-in, we clean the house, handle the beds and towels, and set each room the way you want guests to find it. Then we let you know it’s ready.

What every turnover includes

Three parts, one visit.

1. CleaningThe whole house, reset after each stay

Kitchen

  • Counters, sink, and stovetop
  • Outside of appliances and cabinets
  • Dishes left behind washed and put away

Bathrooms

  • Toilets, sinks, tubs, and showers
  • Mirrors and fixtures

Bedrooms and living areas

  • Dusting reachable surfaces and furniture
  • Vacuuming and mopping floors

Finishing

  • Trash and recycling emptied
  • Guest items left behind set aside for you
2. LaundryBeds and towels, fresh for the next guest
  • Used linens and towels stripped and washed
  • Beds made with clean linens
  • Towels folded and set out

How laundry works depends on your home: an on-site washer and dryer, the number of beds, and the time between guests. We confirm the plan in your quote.

3. Guest-ready preparationThe last details, and a note to you
  • Rooms staged to match your photos or setup notes
  • Pillows, throws, and towels arranged
  • Lights, blinds, and thermostat set as you’ve asked
  • A final walkthrough against your home’s Care Profile
  • A short note when the home is ready, including anything damaged, missing, or running low

Ask us about these

Some homes need more than a standard turnover. We’ll tell you plainly what we can take on before we promise anything, and anything extra is written into your quote.

  • Restocking supplies you provide, like paper goods, soap, or coffee
  • Inside the oven or refrigerator
  • Interior windows
  • Same-day or tight-window turnovers
What we don’t do. Our work is cleaning and preparing the home. We don’t handle guest messages, bookings, check-in support, or repairs. If we notice something that needs a repair, we tell you.

Getting started

How hosts get set up with us

  1. Send a short inquiry

Your name, email, town, and a line about your rental. About a minute.

  2. Walk us through it

A call or video walkthrough: beds, laundry setup, check-out and check-in times, how you like rooms staged.

  3. Get a written quote

Based on the home’s size, laundry, and timing. Nothing is scheduled until you agree.

  4. Schedule turnovers

We confirm which dates we can cover and start with the next check-out.

Why hosts work with us

Birch & Beam was started by a host.

Our founder spent two years cleaning, staging, and turning over her own Vermont vacation rental before starting the company this summer. She knows the hours between check-out and check-in, and what a guest notices first when the door opens.

Do you work with my booking calendar?

Tell us your check-out and check-in times and how you share upcoming stays. We’ll confirm what’s realistic for your home during the walkthrough.

Do I need to supply linens and cleaning supplies?

We’ll go over what your home has on hand, and what you’d like us to use, during the walkthrough. It’s all written into your quote.

What happens if a guest leaves damage or a mess?

We note what we find and let you know in the ready note. Heavy cleanup beyond a standard turnover is quoted separately, with your OK first.

Tell us about your rental.

A one-minute form, then a walkthrough. You’ll have a written quote before your first turnover.
